A/C Services and Mechanical offers an assortment of different contract options which are completely customizable to meet customer needs. Customers holding contracts with us are our top priority, and we also have discounted rates for customers with contracts.

Types of Contracts
  • Premium (100% coverage)

  • Flex

  • PM only (Preventive maintenance)

Premium Contracts

Premium coverage contracts are a turn-key type service that is hassle free for the customer. We take on full responsibility for repairs and preventive maintenance once a contract is signed. A customer can acquire this service after an initial assessment of equipment and necessary repairs to equipment are completed to bring them up to standards. After this point, customers will receive a quote for a premium coverage contract. While doing assessments we also do our preventive maintenance to equipment so that it is already done and can be deducted from the first years coverage. The plus side of doing the assessment before contract coverage is that the customer can see our performance before signing a contract. Also if the customer changes their mind and decides not to sign a contract the maintenance will be done so they don't have to worry about their equipment for the time being, and they will only be billed for the services provided.

Flex Contracts

Flex contracts are fully customizable contracts to meet any and all customers needs. We know that every customer has different needs and budgets, so we make it as easy as possible to provide what's best for you. Our flex coverage contracts usually include our PM contract plus a little extra. Some customers may want basic coverage on most non-essential equipment, but need to make sure their important equipment such as chillers, medical equipment, process equipment, and more are covered under this contract to ensure the best coverage. The flex contract helps customers who typically plan their budget ahead of time or need a quote before repairs are done. It essentially works the same as premium coverage but only on the equipment selected. This means in times of emergencies you don't have to worry about the cost, as it will be taken care of as part of the contract. The equipment that isn't selected will have maintenance performed, but when it comes time for repairs it will be billable. While this is typically how most flex contracts are organized, we can always make the changes necessary to best fit your needs. All services provided can be mixed and matched to best suit your facilities and budget.

PM Contracts

Our preventive maintenance contracts are self explanatory and the most basic contract we provide. PM contracts include four scheduled inspections a year. One inspection will be called your cooling check up which normally occurs during the spring right before you actually need your A/C to be working. The check up is essentially a tune up where we wash the coils, change filters, replace belts, ect. We make sure your A/C is ready to go for the summer, and if there are issues that need to be repaired during our inspections we will notify you and provide a quote. Another inspection is our heat check up which is the same as our cool check up but for the winter. The other two inspections are operational inspections which usually take place after the heat and cool check ups. These inspections can help find issues mid-way through a heating or cooling season that may have come about after the initial check up. During the cooling season inspections we always clean out the condensate drain line to prevent clogged drain lines which can lead to water damage down time. Also while doing our inspections we replace filters. Our recommended filter change is quarterly, but some equipment requires extra filter changes such as medical or outside air equipment. These extra filter changes can be added in if needed. Areas that have high traffic dirt or where there are a lot of cotton wood trees may also require extra coil cleanings for your condenser coils to prevent damage to condenser fans or compressors, and that can be added onto this contract.
